Why use a roof broker
I already did the hard part: finding roofers worth hiring.
Miami has hundreds of roofing companies. Most homeowners pick one from an ad and hope. I've spent years in the field learning which contractors do it right, and those are the only ones I work with.
A vetted network
Every contractor I work with is state-licensed and insured, and I've watched their crews finish real roofs in Miami-Dade and Broward.
I know what's fair
I see roof pricing every week. I know what your roof should cost and when a number is padded, or too low to be honest.
Leverage for you
My contractors want my repeat business, so my clients get their sharpest price, their best crews and a fast answer when something comes up.
The right match
Tile, metal, shingle or flat. Insurance deadline or HOA rules. I send your job to the contractor who is strongest at exactly that.
One point of contact
You deal with me from the first visit to the final inspection. No chasing five salespeople.
On your side
If something isn't right during the job, I'm the one who calls the contractor and gets it fixed.
How it works
You make one call. I handle the rest.
I look at your roof
Call, text or fill out the form. I check the roof, its age on record, and your insurer's letter if you got one.
I match the right contractor
I pick the contractor in my network who fits your roof, budget and timeline, or get more than one bid when it helps.
I review and negotiate
I go through every line, NOA, underlayment, wood, warranty and permit, and push for the best value before you see it.
You sign, I stay with you
You sign directly with the licensed contractor. I stay involved until the final inspection passes.
What I check on every bid
Best value lives in the line items.
Miami-Dade product approval
Every product in the High Velocity Hurricane Zone needs a Notice of Acceptance. If it's not on the bid, I ask.
Underlayment & secondary water barrier
Self-adhered vs. standard, how many layers, and whether it helps your wind mitigation discount.
Wood replacement
How many sheets are included and the price per extra sheet. This is where low bids get expensive.
Permit, inspections & HOA
Who pulls the permit, who handles HOA tile and color approval, and how long it usually takes in your city.
Flashing, drip edge, vents
Replaced new, or reused. Reused metal is a common shortcut that shows up as a leak later.
Warranty & payment schedule
Workmanship warranty in writing, and progress payments instead of most of the money up front.
License & insurance
Every contractor's Florida license number comes with the bid, and you can verify it on myfloridalicense.com.
Financing options
Monthly payment options side by side, so you compare total cost and not just the monthly number.
Who uses a roof broker
Anyone who'd rather compare than get pitched.

A good broker tells you where the money comes from. Here's mine, plainly.
- You pay me nothing. The bids, the comparison and my advice are free to homeowners.
- The contractor you choose pays me a fee if you hire them. I tell you that up front, every time.
- Every contractor is vetted. State-licensed, insured, and people I've seen finish real jobs in South Florida.
- You sign with the contractor, not with me. They pull the permit and carry the license and the warranty.
- If the best answer is a repair, I'll say so, even when that means no replacement job.
Questions
Straight answers.
Are you a roofing contractor?
No. I'm an independent roofing consultant. All roofing work is performed by state-licensed, insured roofing contractors, and your contract is directly with them. I help you get comparable bids and choose well.
What does a roof broker do?
I'm your single point of contact for the whole roof. I look at your roof, match you with the right contractor from my vetted network, review and negotiate the bid line by line, and stay involved until the job passes final inspection.
Will I get more than one bid?
If you want them, yes. Often I already know which contractor in my network is strongest for your roof, but I'm glad to get two or three bids scoped the same way so you can compare.
Can you review quotes I already have?
Yes. Text photos of the quotes to 786-286-7963 or WhatsApp. I'll tell you what each includes, what's missing, and what questions to ask before you sign.
What if my insurer is asking for a new roof?
Send me the letter. Sometimes a roof with enough remaining life only needs a repair and the right inspection, and sometimes it really is time. Either way you'll know before you spend money. More on roof age and insurance at MiamiRoofEstimates.com.
Do you handle commercial and flat roofs?
Yes. TPO, modified bitumen and built-up flat roofs for homes, condos and commercial buildings across Miami-Dade and Broward.
Which areas do you cover?
All of Miami-Dade and Broward, from Homestead to Deerfield Beach, including Hialeah, Doral, Kendall, Coral Gables, Miami Beach, Pembroke Pines, Hollywood and Fort Lauderdale.
